02 PRELIMINARY DESIGN
So, by this stage the Discovery meeting has taken place and the We Are HOME Design team has brought your ideas, wish list, and possible scrapbook images back to the office. The Preliminary Design phase is when our work really begins as we try to incorporate all of the information into our concept drawings and initial designs.
During this phase, the We Are HOME Design team will visit the site to properly analyze the amenities, land contours and get a feel for the access points and features. This site visit may be included into the Discovery meeting, or may be an entirely separate meeting with you, the homeowners.
The We Are HOME Design team of designers will then review the information by looking into restrictions cast on to the property by legal documents and land use bylaws. We will start with a survey plan and incorporate these restrictions onto the plan.
With all of this information, the design starts off with bubble diagrams of function, sightlines and traffic patterns within the home, which then lead to the development of line drawings for a floor plan. The plan is discussed and developed into a buildable design. As we follow the development of the plan, we will create a presentation with philosophical ideas as to the direction of the design for a preliminary design presentation. At this stage we will also develop and create an initial design, in which modifications can easily be made based on client wants/needs, as well as a preliminary front elevation of the home.
The We Are HOME Design specialists are very aware that the first presentation of a design may not be perfect! Sometimes these plans will bring more criteria to the forefront that wasn’t thought of until a plan is created, and these modifications allow the design team to change and edit the initial design. This moves the home into the Design Development stage.
